4Marq is a vibrant residential community in downtown Minneapolis. The building showcases luxury apartments with high-end amenities, including floor-to-ceiling windows that provide breathtaking views.
Developed and built by our great friends at Mortenson Construction, the 4Marq project posed the challenge of requiring a window system that was both high-performance and cost-effective.
Glazing systems like this need to withstand the significant wind pressures a 30-story urban building encounters.
Product selection was complicated by the confined, urban site, which constrained the types of equipment that could be used during construction. We opted for a series of EFCO windows known for their resilience to wind pressures and ability to be installed from the building's interior.
Collaborating closely with Mortenson, we crafted specific details to streamline the installation processes, maximizing productivity while ensuring solid performance. Our coordination with vendors enabled us to schedule just-in-time deliveries to avoid clogging the busy site with uninstalled products.
This strategic approach allowed finish trades to promptly follow the exterior enclosure, shortening the installation schedule dramatically.
In addition to the EFCO windows, conventional storefront systems were employed on the ground floor. The upper amenity space of the building featured a curtain wall system designed to handle high wind speeds.
