Sherman Associates recently acquired the 26-story Landmark Towers office building in Downtown St. Paul, which overlooks Rice Park. They are currently converting the office space into residential units, creating 187 new market-rate housing units.

The project involved collaboration with our tremendous partners, BKV Architects (Minneapolis), Frana Construction (Hopkins) and Lerch Bates Consultants (Minneapolis).


The conversion includes a complete curtainwall refresh, incorporating new high-performance glass, gaskets, sealants, and operable windows, as well as interior smoke and draft control products.

This transformation repurposes existing office space into desirable housing options.

Furthermore, the W. L. Hall Company implemented cutting-edge and visually pleasing Smoke Guard Model 200/400 fire and smoke protection systems for Landmark’s elevators.
